These terms govern use of frozendogdigs.com and a stay, event, or inquiry with Frozen Dog Digs, LLC (“the Digs,” “we,” “us”) at 4325 Frozen Dog Road, Emmett, Idaho 83617. Booking or using the site means you accept them. Rates, house rules, and stay details on the Reservations page control if they are more specific.

A reservation is confirmed when we accept it and you guarantee it with Visa, MasterCard, American Express, or another form of payment we agree to, or you pay the deposit we request. Rates are per room per day (double or single occupancy) unless we quote the entire Digs. Published rates are subject to Idaho and local taxes. We may change unpublished availability without notice. A listing on this site is an invitation to inquire, not a guaranteed booking until we confirm it.
Deposits. For an individual-room stay, the deposit is the first night’s room rate. For an entire-Digs stay or an event, the deposit is one-half of the total booked stay or event cost, or the first night’s rate if the booking includes overnight rooms — whichever is higher. Example: three nights at $899 is about $2,697; half is about $1,348.50, which is higher than one night, so that half is the deposit. A one-night entire-Digs stay is $899; half would be less than the first night, so the deposit is $899. An event with no overnight rooms uses half the quoted event cost.
Please give as much notice as you can. For overnight stays and events, 30 days is the notice we ask for. Refunds follow the schedules below.
Overnight stays (individual rooms and the entire Digs) use the same cancellation schedule:
Room deposits remain the first night. Entire-Digs and event deposits follow the half-or-first-night rule above.
Events (gatherings, rehearsal dinners, and other booked event days, including a wedding event):
We may refuse or end a stay or event that breaks these rules, damages the property, or disturbs other guests.
You and your party are responsible for damage, extra cleaning, or missing items beyond ordinary wear that you, your guests, or your vendors cause during a stay or event. That includes the house, grounds, hot tub, sports court, outdoor kitchen, and furnishings. We may charge the card or other payment on file for documented repair or replacement.
Every stay includes in-room coffee and water; the outdoor spaces (hot tub, fountain and patio deck, outdoor kitchen, gazebo, walking paths); fast Wi-Fi; and Roku in every room. Hosted stays also include gourmet breakfast, indoor amenities, and an evening beverage. Whole-property rentals are always hosted. Individual rooms are hosted seasonally — ask when you reserve.
Do not misuse the site (scrape, attack, impersonate the Digs, or post unlawful content). Page copy, photos, and the Frozen Dog Digs name are ours or used with permission. You may not reuse them for another business without written consent.
Links to maps, associations, or attractions are for convenience. We do not control those sites.
The Digs is rural foothills property. Paths, slopes, water features, the fountain and patio, the gazebo, the outdoor kitchen, the hot tub, and the sports court (racquetball, wallyball, badminton, or pickleball) are used at your own risk. There is no lifeguard or court attendant. Supervise children if you have taken the entire Digs. Tell us at check-in if someone in your party needs a different access path.
To the extent Idaho law allows, Frozen Dog Digs, LLC is not liable for indirect, incidental, or consequential damages from use of the site or the property. Nothing on this page limits liability Idaho law does not let us limit, including for our own gross negligence or willful misconduct.
How we handle personal information is in our Privacy Policy. Texts and opt-out are in our SMS Policy. 208-365-7372 is for voice calls until that SMS page says the number is text-enabled.
We may update these terms. The dated version on this page is the current one. Idaho law governs. Venue is in the Idaho courts that cover Gem County, unless the law requires otherwise.
